NOTICE OF PUBLIC HEARING
The Cumberland Planning Board will hold a combined in-person and remote public hearing on May 28, 2026, at 6:30PM to be held in the Cumberland Town Hall Council Chambers (2nd Floor), 45 Broad Street, Cumberland, RI 02864 regarding the petition of:
Applicant: Northeast Building Company, INC.
Project Location: 24 Park View Trail (AP 64 Lots 184, 196, 197, 198, 202, 203, 204
& 865)
For the approval of a Unified Development Review for an Administrative Subdivision
Project Details:
The applicant proposes merging eight lots into five and placing five single-family dwellings on each newly created lot. The project requires a waiver from the Land Development and Subdivision Regulations, Section 6-E (3), as proposed lots 202 and 203 exceed the shape factor limit of 40 after utilizing the equation, perimeter2/gross lot area. The project also re- quires dimensional relief from the Zoning Ordinance Article 5-2 (a): 1. a minimum lot size of 80,000 sq. ft. in an A-2 zone with no sewer/water and proposed lot 865 will be reduced to 14,937 square feet, requiring a dimensional variance; 2. a front yard setback of 75 feet, 25 feet is proposed for lots 184, 865, 203 and 204, corner lot 202 proposes 10 feet and 25 feet; 3. side yard setback of 20 feet, 10 foot side yards are proposed for lots 184, 865, 203 & 204, and 5 feet proposed for lot 202 (corner lot).
