Cumberland, Town of NOTICE OF PUBLIC HEARING
The Cumberland Planning Board will hold a combined in-per- son and remote1 public hearing on May 28, 2026, at 6:30 P.M., to be held in the Cumberland Town Hall Council Chambers (2nd Floor), 45 Broad Street, Cumberland, RI 02864 regarding the petition of:
Applicant: The Homes at Waterman Pond, LLC
Project Location: 106 Bear Hill Rd (AP 17 Lots 14 & 21)
For the approval of a Major Land Development/Conservation Development
Project Details:
The applicant proposes constructing four multifamily residential buildings: two 5-unit buildings and two 4-unit buildings, for a total of 18 two-bedroom condominium units. The project is proposed as a conservation development within the R-3 zoning district, which is serviced by public water and public sewer. Under a conservation development in this zone, a minimum of 25% of the sites upland area must be preserved as open space. Via an administrative subdivision, the lot lines will be reconfigured so that the residential complex is on one lot, and the open space area is contained on the other.
