City of Central Falls, City Clerk CITY OF CENTRAL FALLS COMBINED PLANNING AND ZONING BOARD PUBLIC HEARING
Notice is hereby given that a public hearing will be held on Wednesday, March 25, 2026, at 6:00 PM, in the Council Chambers, 2nd Floor, City Hall, 580 Broad Street, Central Falls, RI, for the purpose of reviewing and considering the following:
Application #PZB-2025-03UDR: The City of Central Falls, of 580 Broad Street, Central Falls, RI, owner and applicant of the subject property located at 24 Summer Street (AP 5, Lot 123), is seeking Preliminary Plan approval under a Major Land Development review to construct a new multi-story, 67,195 sq. foot Dual Language PK8 school. Pursuant to Unified Development Review, the applicant is seeking a special use permit (Art. V, Sec. 514.6) and dimensional relief from maximum height, minimum front yard setbacks, minimum rear yard setbacks, maximum lot coverage (Art. IV, Sec. 401, R-3 zone), and signage requirements (Art. VII, Secs. 700-709).
Application #PZB-2026-01Z: Muhammad Qandil, of 21 Sayles Hill Road, North Smithfield, RI 02896, applicant, and Pink Capital, LLC, of 14 Chipping Stone Road, North Attleboro, MA 02760, owner of the subject property located at 1089 Dexter Street (AP 7, Lot 38), is seeking a use variance to construct a two-unit residential dwelling on the subject property (Art. V, Sec. 511). The applicant is also seeking dimensional relief from lot area per dwelling unit requirements (Art. IV, Sec. 401, R-3), maximum lot coverage requirements (Art. IV, Sec. 401, R-3), minimum parking aisle width (Art. VIII, Sec. 801.2), and minimum required off-street parking spaces (Art. VIII, Sec. 801).
